International Workplace Group (IWG)

Purpose

International Workplace Group plc (‘IWG’) is aware of the importance and increasing scarcity of freshwater as a resource, as well as climate change inflicted risks such as flooding and drought. We recognise that water is a shared natural resource and is critically important to our operations, employees, customers and to the communities in which we operate.

This policy outlines our approach to sustainable water management practices throughout our global operations to minimise our water footprint, ensure water conservation, and promote efficient water usage. To enable best-practice water management practices, IWG follows the recommended practices outlined in the UN CEO Water Mandate and the TNFD reporting requirements for water consumption and use.

Scope

This policy applies to IWG’s direct global operations across all owned, operated, and partner workspace locations.

The majority of the centers we operate are within buildings owned by other parties and are often multi-tenanted buildings. This creates the necessity to address a variety of regulatory, market and practical matters as we implement our policies. IWG is committed to working diligently in cooperation with our partners, including our landlords, building owners to achieve and maintain compliance with our policies and respect of our guiding principles.

Definitions

TNFD: means the Taskforce on Nature-Related Financial Disclosures being the international, market-led initiative aiming to provide organisations and institutions with a reporting framework for identifying, assessing, managing and disclosing nature-related dependencies, impacts, risks and opportunities.

UN CEO Mandate: means the mandate aimed to mobilise business leaders to address water challenges through corporate water stewardship, in collaboration with the UN, national governments and stakeholders.

Compliance with Legal Requirements

IWG aim to comply with all applicable water usage and quality related laws, regulations, standards and permits in the regions in which we operate.

IWG take responsibility for our water usage and impact. We understand the importance of protecting the environment and are aware of the water management challenges related to climate change.

Water Efficiency

Aligned with UN CEO Mandate and TNFD standards, IWG have conducted a water-use assessment to understand water use in our direct operations, allowing us to understand areas in which improved efficiency can be achieved.

We actively prioritise water efficiency by minimising consumption, optimising water use, and adopting best practices and technologies to reduce waste.

We will prioritise efficiency at locations identified as water stressed areas across our portfolio. An assessment was conducted to identify these locations and will be prioritised to reduce our impact on already affected areas and is updated at regular intervals as part of our climate scenario analysis process.

We strive to implement measures that promote efficient usage throughout our operations.

We will improve our ability to manage water usage where possible through regular and frequent meter readings, thereby ensuring accountability and driving improvements through transparency. By tracking our consumption patterns, we can identify areas where further optimisation is necessary and implement corrective measures.

Conservation of Water

We actively promote water conservation and encourage responsible use

We will take further measures in regions where we operate that are areas of high-water stress or at risk of drought. Our Climate Scenario Analysis has identified water shortage as a potential risk for our business, meaning efficient water management is essential.

International Workplace Group has set the following targets for its operations:

Establish progressive targets for water consumption to reduce water usage per SQM by 20% by 2030;

Implement a water metering strategy globally which enables accurate monitoring of water consumption, where feasible;

We will adopt water-saving technologies, efficient infrastructure and establish employee awareness programs to actively work towards reducing water consumption.

We will apply, where possible, independent environmental assessment methods to continuously monitor opportunities for improvement.

Water Pollution Prevention

We will implement measures to prevent water pollution, ensuring proper handling, storage, and disposal of hazardous substances.

Ecosystems Protection

We recognise the interconnection between water and ecosystems is invaluable, working to minimise ecological disruption and impact on biodiversity, and contribute to its conservation. Further detail is outlined in our Biodiversity & Ecosystems Policy.

Collaboration

We actively see collaborations with organisations, industry associations and stakeholders to address challenges through knowledge sharing and expertise.

Just Transition and Community Value

We will encourage upstream value chain initiatives to reduce water consumption

We will incorporate a positive selection of suppliers, where practicable, including a review of suppliers’ objectives and actions in relation to best practice via our detailed Supplier Sustainability Questionnaire.

We will support and foster water quality and quantity protection and improvement throughout our supply chains.

Monitoring

We will monitor and report on key water indicators, including water usage and impact, water conservation measures, within IWG’s Sustainability Report.

To ensure that this policy is implemented throughout our organisation, we monitor and evaluate results on an annual basis. IWG reports on its performance on sustainable water management through relevant reporting channels such as CDP Water Security Disclosure.

We will continuously aim to improve our reporting and assessment process in relation to water.

Roles and Responsibilities

This policy forms part of our broader Sustainability strategy and is fully aligned with our commitments to climate action, sustainable development, and responsible growth. IWG operates a broad Sustainability programme with accountabilities across the organisation. This programme includes delivery of our environmental targets and ultimately enhanced outcomes for customers, employees and investors.

IWG’s independent Board of Directors, regularly reviews and assesses environmental performance and ensures alignment with its corporate strategy. The Board sets environmental targets and frameworks to comply with, for the business, based on the business department and jurisdiction.

All IWG employees, contractors, suppliers, and partners are expected to comply with the operational and supply chain principles of this policy and the broader Environmental Policy.

Compliance

Compliance with the Water Policy will be monitored by IWG’s Sustainability Team with progress in these areas reported annually through IWG’s Annual Report, Water Security CDP and IWG’s Sustainability Report. Non-compliance will be escalated in accordance with IWG’s internal risk management and supplier governance processes.
